Four handovers, four leaking showers
Why we run every shower before a Manor Lakes handover, and what to ask the builder when one leaks.
In short: A shower screen can look perfect and still let water across the floor. The only test is running the water.
What we saw
On Manor Lakes handovers in October 2025, November 2025, August 2026 and September 2026, water escaped a shower enclosure once we turned the tap on. One ensuite also backed up at its floor waste.
Why it happens
The usual causes are a screen seal not fitted or not seated, a floor fall that runs toward the opening instead of the waste, or a waste set too high. None of them is visible when the shower is dry.
Why it matters
Water on the bathroom floor every morning finds the junction with the wall or door frame. Over months it reaches skirtings, architraves and, upstairs, the ceiling below.
How we test
We run each shower at a normal flow for several minutes, watch the screen line and floor, and check the waste drains freely. Leaks are photographed with their location.
What to ask for
Put the item to the builder before the final claim and ask for a fix and a retest. A reinspection confirms it in writing.
