When the house is not quite what you signed for
Checking colours, cladding and details against your contract at handover.
In short: Handover is not only about defects. It is also the time to confirm the house matches the drawings and selections.
What we found
On a November 2025 handover, cladding had been installed in a different colour from the contract selection. On a September 2026 handover, a front pier did not match the drawings and sat out of line with the fascia.
Why it gets missed
Owners see the home in pieces through the build and the change is gradual. A side by side check against the selections sheet catches it.
What to bring us
The contract drawings, the colour and selections schedule and any variations you agreed in writing.
What counts
A variation needs your written agreement. If there is none, the builder is expected to deliver what was signed.
Before you pay
Raise it before the final claim. After handover, your leverage falls.
