Following a leak from below an ensuite
How a defect investigation finds where water is getting out of a wet area.
One problem, traced to its cause and measured against what was required.
One of our inspectors will call you back. If it is urgent, call 1300 471 805.
A defect investigation is assessed against the approved drawings and engineering, the National Construction Code, the Guide to Standards and Tolerances 2015 and the Australian Standard for the element in question. It is non destructive.
27 checkpoints across 9 areas on a standard Manor Lakes defect investigation report. Anything we cannot reach safely on the day, such as a roof space blocked by stored goods or a locked meter box, is named in the report so you know what was not seen.
Problems we have traced in Melbourne's west, each labelled with the suburb it came from.

No. A Manor Lakes investigation report is aimed at the owner and the builder sitting down to fix one problem. If the matter goes to the BPC's dispute resolution service or to VCAT, the tribunal expects an expert witness report prepared to its practice note, which we write as a separate report.
No. The investigation is non destructive. Where the cause cannot be confirmed without opening up, the report says so and what should be opened.
