Growth and development in Manor Lakes VIC

Manor Lakes was carved out of Wyndham Vale as its own suburb in March 2016, around the estate of the same name. Wyndham Vale station, on Manor Lakes Boulevard inside the suburb, opened in June 2015 on the Regional Rail Link. Since then the Birnbial Family Centre and the Holyoake Parade reserve have been completed, Manor Lakes P-12 College has been upgraded, and council planning continues around the town centre and a link from Ballan Road to the station.

Gazetted as a separate suburb in March 2016.

Wyndham Vale station opened on 14 June 2015, with services from 21 June.

The station serves Geelong and Warrnambool line trains.

Birnbial Family Centre on Holyoake Parade is open.

A Ballan Road to station link sits in longer term council planning.

FAQ

Growth and development in Manor Lakes VIC: common questions

Is Manor Lakes still growing?

Yes, though the original estate is well advanced. Growth now comes from remaining stages, townhomes and the land west toward Mambourin and Eynesbury.

Does the station affect inspections?

Not directly, but it has drawn steady buyer demand, which keeps both resale and new build inspections busy.

Who plans the area?

Wyndham City Council, with precinct planning by the state's planning authority for the growth land around it.

Will future works affect my property?

Check the council's planning information for your street. A dilapidation report before major works next door gives you a record if damage is later alleged.
